Vapor barrier and underbelly repair

Keep ground moisture, pests and insulation problems out from under your home.

A vapor barrier is plastic sheeting on the ground under a mobile home that keeps soil moisture from rising into the crawl space. The underbelly, also called the bottom board, is the fabric or board under the floor that holds insulation in and keeps pests out. In Florida's humidity, both matter for comfort, energy use and the life of the floor.

What are signs of moisture or underbelly problems?

  • Musty smells inside the home
  • Soft or spongy floor spots
  • Insulation hanging down under the home
  • Torn or sagging bottom board
  • Signs of rodents or other pests under the home
  • Condensation or standing water in the crawl space
  • Higher cooling bills with no other cause

What does the work involve?

  • Vapor barrier. Heavy plastic sheeting laid over the ground with overlapping seams, fitted around piers.
  • Underbelly repair. Patching or replacing torn bottom board and replacing wet or fallen insulation.
  • Finding the cause. Plumbing leaks, AC condensate lines or poor drainage often cause the damage in the first place.

Why does this matter in Polk County?

Humidity stays high much of the year, and heavy rain can leave water under homes that aren't graded well. Moisture rising from the ground feeds mold and rot, softens floors and makes the home harder to cool. A torn underbelly also gives rodents and other pests a way in.

What affects the cost?

  • Home size. Square footage of ground to cover and underbelly to repair.
  • Extent of damage. A few patches versus full replacement.
  • Insulation. Replacing wet or fallen insulation.
  • Leaks and drainage. Fixing the source of the water.
  • Access. Clearance and skirting removal.
