Mobile home pier and block repair
The piers carry the whole home. When blocks crack or pads sink, the home above follows.
Pier and block repair replaces the supports under a mobile home's steel frame: the concrete blocks, the pads they sit on, and the shims and wedges that fine-tune the height. Polk County owners usually find the problem through a leveling issue, a sagging floor or an inspection before a sale.
What makes up a pier?
- Pad or footer. The base on the ground that spreads the load.
- Blocks. Concrete masonry units stacked on the pad.
- Cap. A solid block or plate on top.
- Shims and wedges. Fine adjustments between the cap and the frame.
Some homes use steel piers or adjustable jacks instead of block. Whatever the type, every pier needs a firm base and solid contact with the frame.
What are signs of pier problems?
- Cracked or crumbling blocks
- Pads that have sunk or tilted
- Shims that are loose, rotted or missing
- Gaps between the pier and the frame
- Soft spots in the floor above a pier
Why do piers fail?
- Sandy soil washing from under pads
- Water pooling under the home
- Pads that were too small for the load
- Wood shims that rotted in damp conditions
- Blocks set with the cores the wrong way or without a cap
What affects the cost of pier repair?
- How many piers need work.
- Pads versus blocks. Replacing a pad means lifting the home first.
- Materials. Block, steel piers or adjustable supports.
- Access. Clearance and skirting.
- Re-leveling. Pier work is usually paired with leveling the home.
Prices come from the company after they've looked under the home. We don't quote prices ourselves.
What rules apply to repairs?
Florida's rules for mobile home repairs require materials and design equivalent to the original construction. Piers and anchoring are part of how a home is set up, so ask the company for its FLHSMV installer license number and whether your job needs a county permit.

Common questions
Can one bad pier cause problems?
Yes. When one pier sinks, the load shifts to its neighbors and the floor above can sag or crack. Catching it early usually means a smaller repair.
Are steel piers better than concrete blocks?
Both are used. What matters most is a firm base, the right spacing and solid contact with the frame. Ask the company which it recommends for your soil and home.
