Skirting is the panel wall around the base of a mobile home that closes off the crawl space. It keeps out animals and debris, shields piers and plumbing from weather, and finishes the look of the home. Polk County owners call for skirting after storms, when panels crack or sag, or when a community requires repairs.

What types of skirting are there?

  • Vinyl. The most common, lightweight and affordable.
  • Faux stone or brick panels. A more finished look.
  • Metal. Durable but can dent and rust.
  • Block or masonry. The most solid, often on permanent foundations.

Why does skirting need vents?

Skirting shouldn't seal the crawl space completely. Vents let moisture escape, which protects the floor and underbelly. Skirting also needs access panels so crews can reach piers, plumbing and tie-downs without tearing it apart.

What are signs skirting needs repair?

  • Panels cracked, bowed or blown out after wind
  • Gaps at the ground where animals can get in
  • Loose top or bottom rails
  • Missing or blocked vents
  • No access panel near the water connection

Should I fix skirting before or after leveling?

If the home needs leveling or pier work, do that first. Crews usually remove skirting to work underneath, and a home that's been re-leveled may need skirting trimmed or reset. Doing skirting last saves paying for it twice.

What affects the cost of skirting?

  • Perimeter length. Single-wides have less perimeter than larger homes.
  • Material. Vinyl, faux stone, metal or block.
  • Repair or replace. A few panels versus the whole perimeter.
  • Ground conditions. Uneven or sloped ground takes more cutting.
  • Community rules. Some communities require specific styles or colors.
